Preparing your home for winter will save on your energy costs and reduce maintenance problems. Costs for heating your home will rise and each year we receive complaints about high utility bills. Here are some tips! 1. Check your filter to make sure it is clean. A restricted filter blocks airflow and will make the furnace run longer. 2. Make sure nothing is blocking the heat registers to prevent airflow. 3. Disconnect your garden hose. 4. During freezing temperatures open bathroom and kitchen cabinets to prevent pipes from freezing. 5. To protect your home and your possessions, if you live in an “older” property, allow the water to slowly drip during freezing weather. Remember the hot water pipes are most at risk for freezing (because of less oxygen in water). The pipes most at risk for freezing are located at the exterior walls. 6. If your pipes freeze or your pipes break, you need to know how to quickly turn off the water. We do not have the staff to fix everyone’s water pipes simultaneously. The only shutoff for older dwellings is on the water meter. A ½” crescent wrench works great. The lids for the water meters will come completely off. Do not worry about removing the lid; we can fix the lids later. Get to the valve. Newer dwellings have shutoff valves in the garage. Please be prepared! 7. If you need maintenance completed, please understand that we prioritize based upon needs for safety of residents. Since maintenance requests vary during different times of the month or year, we will be available to help you at our first opportunity. Remember, we’re here to help you! To make sure it is in working order, here are a few things to remember: A. Don’t flush diapers or sanitary napkins. B. Don’t flush leftovers or unwanted toys. C. If the toilet runs – catch it or call the office. We need to save water. Please call maintenance.
Lets All Be Friends You have neighbors. Living in a communal living situation requires good communication. It is very important to be a good neighbor, whether living next door or across the street. To help resolve a variety of concerns you need to communicate. If problems arise; “Johnny’s Toys Are In Our Yard”, you need to be prepared to positively communicate. Many of the phone calls we receive concern issues between neighbors. You need to be polite and assertive with your concerns.
Water and Sewer Rates Rising Nothing can be more irritating than to find your landlord increasing rents. Lepman Properties has worked hard to control costs to prevent rent increases. We are very sensitive to increasing your rent. The City of Albany has increased water and sewer rates faster than any city in the state of Oregon. Albany now has the highest water rates in Oregon. I have been a member on the Mayors Water Task Force. I argued for over two years that tenants of modest means are most adversely affected by increases in water and sewer rates. I believe the city did not adequately consider how increases in rates affect lower income workers, the disabled, older people or people on fixed incomes. Save Water, Save Money The City of Albany determines your sewer bill for the year based on your water usage during the winter months. The city will monitor the water usage starting in November, 2004 through May, 2005. To protect yourself from rising sewer bills you need to conserve your water usage. Please do not let the water run during the winter. If faucets drip or toilets run, call maintenance.

Each resident is allowed two guests at properties with a pool.
Visitor parking is on the street. The parking lot is for tenant parking only!!! It is the tenant's responsibility to tell all their friends, family, and visitors of any kind that the parking lot is for tenants only!! If they violate your rental agreement by parking unauthorized then that is a reason to terminate your rental agreement.
Household trash only. Other items there is a charge for the tenant. Rising costs of garbage collection and or water and sewer rates can cause rents to increase.
